Construction Land

Construction land near Novi Sad, Serbia, has experienced a strong popularity increase over the recent years.  But investors mostly feel that they have to pay additional attention to determine whether the land is privately owned, or state owned with the right of use given to private persons or a company.  Also, if it is too close to Novi Sad, the prices are skyrocketing, and they could endanger the whole business concept.  In our case, all land plots are privately owned (ours), and as such, they can be easily and quickly transferred to the new owner, which is not the case in other industrial zones in Serbia.  Basically, each parcel has its own ID number in the local cadastre, and is listed as a construction land for the industrial purpose.  This means that, by locating your business at our place, you are avoiding all potetnial troubles with the permits, neighbors, business activity, noise reduction, and other obstacles that could pop-up ahead of you if you build and/or do business elsewhere.

Construction Land Plot 1

This piece of land is located on the main road connecting Backi Petrovac and Glozan.  It is street oriented land plot with the square area of 2,925 m2, and it is completely empty. As such, it is ready for building new business premises, according to the detailed urban planning document, meaning that the buildings can take up to 50% of the area, parking places and driveways can occupy up to 20% of the total square area, while green areas must be at least 30% of the plot.  Electricity, water supply, natural gas, and sewerage connections are available in the nearby.

This is one of the most attractive pieces of industrial land in the Business Park Backi Petrovac, located on the internal road running through the industrial zone. It is oriented towards the street and its square area is 2,257 m2.  Currently, there is one rather large building on this land plot, which could accomodate both offices and the production or warehousing space.
